Wealth Optimizer

This advanced level of service is for investors who want to build long-term value from their property and would like a complete financial picture of their investment with an understanding of the key variables that will affect revenue and expenses, now, and in the future. Using our proprietary technology, AGENT will produce a complete financial report monthly to review property cash flow, rent roll, occupation/vacancy rate, balance sheet, variance report, reserve status, loan summary, and loan amortization schedule. AGENT will conduct a market analysis and facilitate quarterly conference calls for financial review.

OWNER shall pay a management fee equal to 12.9% of gross rents collected as described in the Agreement. In addition to the All-Inclusive Plan, AGENT shall provide the following services:

Tenant Placement or Leasing Fee

This is the fee typically charged for finding tenants, screening potential tenants, and creating the lease. The standard fee for this service (collected by property management companies, full-service real estate companies, and independent real estate agents or realtors) is equal to the amount of one full month’s rent.

The tenant placement process begins by completing a detailed analysis of your property which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.

If your home is already occupied by tenants not placed through Real Property Management Richmond Metro, you find your own tenant, or you hire your own outside agent to place a tenant and you want us to take over with a lease already in place, there is no tenant placement fee charged.

60-Day Risk-Free Guarantee

We stand behind our commitment to relieving your hassles. If for any reason, you’re not completely satisfied in the first 60 days, you can terminate your agreement. No questions asked. Just let us know in writing that you wish to terminate our services, and we will refund all your management fees. No hassle, argument, questions, or hard feelings.


Bill Pay and Monthly Detailed Income & Expenses Statements

AGENT will pay all bills related to the property which OWNER provides, given the rents collected will be sufficient to cover all bills incurred. Monthly income and expense statements will be emailed.


Eviction Support

AGENT agrees to pay legal fees and court costs (typically $250-$475 charged to Owner) in connection with an Uncontested Unlawful Detainer Action for all tenants placed on the property by AGENT. OWNER agrees, however, that should the tenant contest the eviction, OWNER would be responsible to pay any costs incurred to litigate this case. Eviction Support for existing tenants: ln the event an Unlawful Detainer Action is necessary within the first one hundred eighty (180) days of this agreement, for a tenant that was in the premises prior to the commencement of this Agreement, the Owner shall be responsible for all expenses incurred in connection with any Unlawful Detainer Action.

The Fine Print:

OWNER shall pay a management fee equal to 8.9% of gross rents collected as described in the Agreement.

Services Included – AGENT agrees to advertise and show the property, facilitate all tenant(s) screening and lease execution, rented in 29 days guarantee, 60-day money-back guarantee, all legal compliance, security deposit collection, and disposition, to collect rent monthly from the tenant(s), tenant(s) will carry $100,000 liability insurance, tenant(s) enrolled in the resident benefit package, coordinate and complete all maintenance requests, provide 24/7 emergency maintenance response, online owner portal access, direct deposit owner draws, monthly financial statements, annual rental rate review, year-end income/expense statements, and annual 1099 form.

OWNER shall pay a management fee equal to 9.9% of gross rents collected as described in the Agreement. In addition to the Standard Plan, AGENT shall provide the following services: Rent Ready, Move-In, Move-Out Evaluation – AGENT agrees to conduct the first inspection of property upon executed Agreement. OWNER will receive e-mailed report with details and photographs following the inspection.

OWNER shall pay a management fee equal to 11.9% of gross rents collected as described in the Agreement. In addition to the Premium Plan, AGENT shall provide the following services:

Preventative Maintenance Evaluations – AGENT will conduct mandatory preventative maintenance evaluation every 6 months. These evaluations will be limited to three times per calendar year. OWNER will receive e-mailed report with details and photographs as well as a follow-up phone call to review.

Professional Marketing Photography – AGENT has partnered with 3 of the Richmond area’s best professional photographers that specialize in real estate marketing. Within one week of the Agreement date or specific date provided by OWNER, AGENT will coordinate a photographer to shoot the Property and produce high-quality marketing images.

Existing Tenant(s) Set-Up/Owner – Supplied Tenant(s) – If OWNER provides a tenant(s) to AGENT for qualification and subsequent lease, this will cover the leasing fee as well as the one-time setup fee for any new OWNER with existing tenant(s) in place prior to the Agreement start date.

Special Services Representation – AGENT will not enter in to or begin these services without written authorization from OWNER. These services include but are not limited to: remediation consultation, estimate collection, meeting with financial institutions, neighborhood meetings, meeting with city officials, court representation/hearings, building department inspections/hearings, depositions, investor association representation/meetings, property tax assessment appeal hearings, insurance claims/inspections/estimates/paperwork and forensic accounting.

OWNER shall pay a management fee equal to 12.9% of gross rents collected as described in the Agreement. In addition to the All-Inclusive Plan, AGENT shall provide the following services:

Eviction Protection Plan

We understand the challenges that come with evicting a tenant. With the Eviction Protection Plan, you pay a small monthly fee, and we pay the legal fees (amount determined by your property management team) related to unlawful detainer suits.

Tenant Replacement Protection

We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.

Rented in 29 Days Plan

We understand how important turnaround is to you and your bottom line. If we don’t rent your property in 29 days or less (when following the recommendations of your Real Property Management team), you will receive a discount on your first month’s management fee.
