OWNER shall pay a management fee equal to 11.9% of gross rents collected as described in the Agreement. In addition to the Premium Plan, AGENT shall provide the following services:
Preventative Maintenance Evaluations – AGENT will conduct mandatory preventative maintenance evaluation every 6 months. These evaluations will be limited to three times per calendar year. OWNER will receive e-mailed report with details and photographs as well as a follow-up phone call to review.
Professional Marketing Photography – AGENT has partnered with 3 of the Richmond area’s best professional photographers that specialize in real estate marketing. Within one week of the Agreement date or specific date provided by OWNER, AGENT will coordinate a photographer to shoot the Property and produce high-quality marketing images.
Existing Tenant(s) Set-Up/Owner – Supplied Tenant(s) – If OWNER provides a tenant(s) to AGENT for qualification and subsequent lease, this will cover the leasing fee as well as the one-time setup fee for any new OWNER with existing tenant(s) in place prior to the Agreement start date.
Special Services Representation – AGENT will not enter in to or begin these services without written authorization from OWNER. These services include but are not limited to: remediation consultation, estimate collection, meeting with financial institutions, neighborhood meetings, meeting with city officials, court representation/hearings, building department inspections/hearings, depositions, investor association representation/meetings, property tax assessment appeal hearings, insurance claims/inspections/estimates/paperwork and forensic accounting.
