Real Property Management Richmond Merger

We are excited to announce the merger of our two Real Property Management offices in Richmond Virginia effective January 1st, 2017.  For the past few years we have had a West End office, “ Real Property Management Richmond ,” and a Fan or “Metro” office.  In a deal that was consummated December 31st, 2016 these two offices will be combined and operate out of the “Metro” office located at 1827 W Main St. Richmond, VA 23220.   The Church Rd. office space will continue to be used through the first quarter of 2017 but will be permanently closed at the end of March.

What This Means for our Property Owners, Landlords and Residents

You will now have four locally licensed real estate agents to serve you and your tenants with over fifty years of combined property management, leasing, and real estate investing experience! We are excited about the change and think that it will help us to grow and better serve you and your tenants. Your property manager will stay the same, but you will have different accounting and maintenance personnel to service you and your tenants.

What Changes to Expect

As we consolidate offices we will be switching our online accounting and property management software from a legacy system, Propertyware to a new streamlined system, Appfolio. Our “Metro” clients went through this migration back in March of this year and have enjoyed the new platform. Appfolio allows us to collect rent more efficiently and fill vacancies quicker! With a more robust syndication platform your rental listings reach more websites, produce more prospects, and shorten your days vacant. Likewise, our collections process will be improved as 85% of our Appfolio tenants pay online via ACH transfer, debit, and even credit cards. Tenants find this to be more convenient and helps them to pay on time and allows you to get your owner draws quicker. Instead of waiting until the 10th or 20th to disburse rents, we will be able to get all “on time” rent payments into your account by the 5th of the month! Likewise, all owner statements will go out on the 30th of the month.

Please note that your 2016 year-end owner statements and the matching 1099’s will be sent out during the middle of January and you should have them in hand by the 1st of February at the latest. Hard copies will be mailed to the address we have on file for you, if you miss the letter or do not see it by February 1st, please let us know.
